Why we exist
Leases Run Commercial Real Estate. Reading Them Shouldn't Take Weeks.
Every acquisition, refinancing, asset plan, and legal review depends on what's actually written in the lease — the economics, the options, the deadlines, the obligations. Yet getting to that data still means hours of manual abstraction per lease, reconciling amendments by hand, and hoping nothing important was missed.
Generic AI made that worse, not better. Tools that summarize leases invent clauses, skip citations, and can't be defended in an IC memo, a lender package, or an exception list. For documents where a single missed term re-trades a deal, “probably right” isn't good enough.
We built Specdra to close that gap: extraction that's fast enough to run across a whole portfolio, and accurate enough that every value comes with the page, the quote, and the confidence behind it. Not a summary you have to trust — data you can verify.
